Pre-Delivery Inspection
Your builder will guide you through a comprehensive inspection, explaining how to operate the home’s systems such as the ventilation, plumbing and heating. The objective of this inspection is to record all items that are incomplete, damaged, missing, inaccessible or not operating properly, and making note that these conditions existed prior to occupancy. At Examina Inspections, we help guide you through the process, document everything and allow you to enjoy the delivery of your new home without worrying something will be missed.
11 Month Inspection
While a newly constructed home may appear flawless on the surface, buildings settle over time and deficiencies start to become apparent. At Examina Inspections, we have the knowledge and expertise to uncover potential problems that may not be apparent to an untrained individual. This could include issues like faulty wiring, plumbing leaks, insulation problems, roofing issues, and others. We also document aesthetic deficiencies such as cracked grout, nail pops, cabinet adjustments, scuffs and damage. By discovering these defects within the first year, they are included as part of the 1st year labour and materials coverage.
2-5-10 Warranty Inspection
One of the most significant advantages of the new home warranty program is the peace of mind it provides. Knowing that your investment is protected against potential defects and structural issues offers reassurance and security. In case any issues arise within the warranty period, the program ensures that you have a means to seek resolution and financial compensation, thus reducing the financial burden on homeowners. At Examina Inspections, we recommend getting an inspection minimum 1 month prior to the end of the following warranty periods:
- 2 Year: major systems (heating, electrical, plumbing, etc.)
- 5 Year: building envelope, including water penetration
- 10 Year: structure of the home
Mold Inspections & Testing
Mold, a type of fungi, can grow and thrive in various areas of a building, including walls, ceilings, basements, and bathrooms. Mold inspections involve a thorough examination of a property to identify areas of mold growth and potential sources of moisture. Mold testing involves collecting samples from the environment and analyzing them in a laboratory to determine the type and concentration of mold present. These tests provide valuable information that helps property owners and occupants understand the extent of mold contamination and guide appropriate remediation measures. By conducting mold inspections and testing, individuals can take proactive steps to address mold issues and ensure a healthier living or working environment.
Mold Testing
At Examina Inspections, we have courier and lab contracts in place to provide expediated processing and lab analysis.
All mold testing includes:
- Lab results to the client in 3 business days
- FedEx Priority Overnight to the lab
- 24 hour lab sample processing
Limited Mold Inspection
A limited mold inspection is conducted when there is a specific area of concern and is usually reactive in nature. If you find mold in your home, we will inspect the area of concern in the home and identify any moisture intrusion, water damage, musty odors, apparent mold growth, or conditions conducive to mold growth.
Any mold discovered during the inspection can be sent to the lab for analysis.
Complete Mold Inspection
A complete mold inspection is a non-invasive visual examination of the readily accessible, visible, and installed systems and components of the building, and is usually proactive in nature. Temperature and humidity readings are taken and any moisture intrusion, water damage, musty odors, apparent mold growth, or conditions conducive to mold growth are reported.
If mold if found during the inspection, we are able to take samples and send them to the lab for analysis.
Indoor Air Quality
Indoor air quality testing plays a vital role in creating a healthy home environment. By examining the air for mold spores and assessing their concentrations, this testing process helps identify potential mold-related risks that could compromise indoor air quality. A healthy home is essential for the well-being of its occupants, as mold can trigger allergies, respiratory issues, and other health concerns. By proactively conducting mold testing, homeowners can take informed measures to address any mold problems promptly and ensure a safe living space. This approach not only improves the overall air quality but also promotes a healthier, more comfortable living environment for the whole family.
Inspection
Air samples are taken using a spore trap and environmental conditions are recorded. Samples are sent by FedEx overnight to our certified and accredited indoor air quality laboratory for analysis.
Analysis
Lab results from the indoor sample(s) are compared to the outdoor sample. Results are broken down for each sample location for type & concentration of spores and a conclusion whether counts are elevated, unusual or normal.
Results
Lab results and a report are delivered to the client in 3 business days. A follow-up call is then scheduled to review the results and answer any further questions.
