Our owner, Brent Peppiatt, is a Certified Master Home Inspector and a Consumer Protection BC Certified Home Inspector Trainer — one of a small number of inspectors in BC licensed to train the next generation of home inspectors. For us, meeting provincial requirements is just the starting point. Our goal is to exceed them at every opportunity.
We think of our role as three things: inspector, educator, and ally. Modern Reports
Our inspection reports are delivered electronically and designed to be clear and easy to navigate on mobile, tablet, or desktop. Reports can also be saved as a PDF or printed if a hard copy is preferred.

Same-Day Delivery
Inspection reports are typically delivered the same day the inspection is completed. Once your inspector finalizes the report, it’s sent directly to your inbox—no waiting days for results.

Clear, High-Quality Photos
Our reports include clear, high-quality photos—and when helpful, video or aerial images—to document the condition of the home and support the findings noted during the inspection.

Rodents & Pests
As part of the inspection, we look for visible signs of rodents or pests, such as droppings, nesting materials, or entry points. Any observed conditions are documented so you’re aware of potential concerns.

Thermal Imaging
A basic thermal imaging scan is included with every home inspection. This tool helps identify areas that may warrant further attention, such as moisture concerns, heat loss, or electrical irregularities not visible to the naked eye.

Microbial Growth
When visible conditions suggest possible microbial growth, we document our observations and note contributing factors such as moisture. Sampling is available when appropriate and laboratory analysis is required to confirm mold type.

What's included in a home inspection?
Your home inspector will inspect the major systems of the home. These include the Roofing, Exterior, Grounds, Garage / Carport, Attic & Crawlspace, Structure, Insulation & Ventilation, Electrical, Heating & Cooling, Plumbing and Interior. More details can be found in our Standards of Practice.
Can I be present during the home inspection?
Absolutely — and we strongly encourage it. At the end of every inspection your inspector will walk you through the property, explaining what was found, why it matters, and how the home’s systems work together. We highlight building materials, maintenance considerations, and anything that deserves your attention going forward. The walkthrough is one of the most valuable parts of the process, and it’s where the educator side of what we do really shows up.
How will I know if the home passed the inspection?
We don’t pass or fail homes — and that’s intentional. Our job is to give you accurate, complete information so you can make your own informed decision. The report has a summary section covering the most important considerations, but we encourage you to read it in full. Most issues, even significant ones, can be addressed — and understanding how they relate to each other is often more useful than a simple pass/fail label. That’s the kind of context we make a point of providing.
What if I have questions after the home inspection?
That’s completely expected — and it’s part of what we’re here for. After your inspection we provide ongoing support to help you understand the report and the condition of the home. If questions come up after reviewing the report, or even once you’ve moved in, you’re welcome to reach out by phone, email, or text. Being your ally doesn’t end when the report lands in your inbox. Our goal is to help you feel genuinely informed about the home you’ve purchased, for as long as that takes.
When will I get the home inspection report?
We produce and deliver our report on the same day as the home inspection. Through a secure link sent to your email, you will be notified as soon as the home inspector completes the report and are provided access immediately to your online report. Our online report is complete with full colour photographs and available to save to PDF or print if needed.
Can I purchase a report from a previous inspection?
We don’t resell or share reports from previous inspections — they belong to the client who originally hired us. An inspection is a snapshot of the home’s condition on a specific day, and things change. More importantly, part of what you’re getting with an Examina inspection isn’t just the report — it’s direct access to your inspector for questions, clarification, and support throughout your purchase and beyond. A new inspection under your name ensures you get all of that, not just a document.
Are your inspectors licensed and insured in British Columbia?
Yes. Examina Inspections is licensed through Consumer Protection BC, carries professional liability insurance beyond what is legislated, maintains general liability insurance, and is registered and in good standing with WorkSafeBC. Brent Peppiatt holds the Certified Master Home Inspector designation and is one of a small number of inspectors in BC approved to train and certify new home inspectors — a standard we hold ourselves to in every inspection we complete.
