CanNACHI Residential Standards of Practice
PURPOSE AND SCOPE
- The purpose of these Standards of Practice is to establish a standard for private, fee-paid home inspectors who are members of CanNACHI. Home Inspections performed to these Standards of Practice are intended to provide the client with information regarding the condition of the systems and components of the home as inspected at the time of the Home Inspection.
- The Inspector shall inspect readily accessible and installed systems and components of homes listed in these Standards of Practice.
- The Inspector shall report on those systems and components inspected which, in the professional opinion of the inspector, are significantly deficient or are near the end of their service lives.
- The Inspector shall report a reason why, if not self-evident, the system or component is significantly deficient or near the end of its service life.
- The Inspector shall make recommendations (if he or she chooses to) to correct or monitor the reported deficiency.
- The Inspector shall report on any systems and components designated for inspection in these Standards of Practice which were present at the time of the Home Inspection but were not inspected and a reason they were not inspected.
- These Standards of Practice are not intended to limit inspectors from:
- – including other inspection services, systems or components in addition to those required by these Standards of Practice.
- – specifying repairs, provided the inspector is appropriately qualified and willing to do so.
- – excluding systems and components from the inspection if requested by the client.

1. Service entrance cable and location and integrity of the insulation, drip loop, or separation of conductors at weatherheads and clearances from grade or rooftops. 2. Main service panel, auxiliary panels and location. 3. Test all ground fault circuit interrupter (GFCI) receptacles and GFCI circuit breakers observed and deemed to be GFCI’s during the inspection. 4. Panel ovecurrent protection and system grounding. 5. Branch circuit wiring and related over current protection. 6. Report on any unused circuit breaker panel openings that are not filled. 7. Amperage ratings of the main service panel and accessible sub panels. 8. A representative number of switches, receptacles, lighting fixtures, AFCI receptacles. 9. 12. Inspect or evaluate interiors of flues or chimneys, fire chambers, heat exchangers, humidifiers, dehumidifiers, electronic air filters, solar heating systems or fuel tanks. 13. PLUMBING

1. Verify the presence of and identify the location of the main water shutoff valve. 2. Water supply piping into house and within house, pipe supports and insulation. 3. Drain, waste, and vent piping, pipe supports and insulation. 4. Inspect the water heating equipment, including combustion air, venting, connections, energy sources, seismic bracing, and verify the presence or absence of temperature-pressure relief valves and/or Watts 210 valves. 5. Inspect the drainage sumps and test pumps with accessible flloats. 6. Presence of cross-connections that could contaminate the potable water. 7. Water volume and pressure should be tested by opening the faucets to obtain a reasonable flow of one or more fixtures simultaneously, and at various locations in the house. 8. Water drainage should be tested by draining one or more fixtures simultaneously, and at various locations in the house. 9. Test the water supply by operating valves and faucets. 10. Leaks in the piping systems. 11. Determine if the water supply is public or private. 12. Inspect and report on the general conditon of toilets, proper mounted on the floor, leaks, and general functionality. 13. 14. Ignite or extinguish fires, pilot lights, change settings or conditions on equipment. 15. Determine the exact flow rate, volume, pressure, temperature, or adequacy of the water supply. 16. Inspect interiors of flues or chimneys, water softening or filtering systems, well pumps, tanks, safety or shut-of valves, floor drains, lawn sprinkler systems or fire sprinkler systems. 17. Operate any valves other than those used on a regular or daily basis. 18. Determine the water quality or potability or the reliability of the water supply or source. 19. Foundation drainage system and yard piping. 20. Inspect clothes washing machines or their connections. 21. Test shower pans, tub and shower surrounds or enclosures for leakage. 22. Evaluate the compliance with local conservation or energy standards, or the proper design or sizing of any water, waste or venting components, fixtures or piping. 23. Determine the effectiveness of anti-siphon, back-flow prevention or drain-stop devices. 24. Determine whether there are sufficient clean-outs for effective cleaning of drains. 25. Evaluate gas, liquid propane or oil storage tanks. 26. Inspect any private sewage waste disposal or septic system or component there of. 27. Inspect water treatment systems or water filters. 28. Inspect water storage tanks, pressure pumps or bladder tanks. 29. Evaluate wait time to obtain hot water at fixtures, or perform testing of any kind to water heater elements. 30. Test, operate, open or close safety controls, manual stop valves and/or temperature or pressure relief valves. 31. Determine the existence or condition of polybutylene plumbing. 32. Dismantle, remove, adjust or perform any function on any plumbing equipment that would require a qualified tradesperson to perform. |
INTERIOR

8. Treatments such as paint, wallpaper, carpeting, blinds, drapes, and other similar treatments. 9. Kitchen, bathroom, and laundry appliances. 10. Observe fireplace insert installation. 11. Any items or facilities not directly related to the interior systems and components such as swimming pools, saunas, hot tubs, ponds and water falls. 12. Move furniture, stored items, or any coverings like carpets or rugs in order to inspect the concealed floor structure. 13. Move drop / suspended ceiling tiles. 14. Operate or examine any sauna, steam-jenny, kiln, toaster, plug-in kitchen appliances, or other ancillary devices. 15. Inspect elevators, remote controls, appliances, or any items not permanently installed. 16. Examine or operate any above-ground, movable, freestanding, or non-permanently installed pool/spa, recreational equipment or self-contained equipment. 17. Test the operation of smoke detectors. 18. Solid Fuel burning appliances including wood burning fireplaces and wood stoves. |
GENERAL LIMITATIONS & EXCLUSIONS
A. General limitations:
- Inspections performed in accordance with these Standards of Practice are not technically exhaustive.
- Will not identify concealed conditions or latent defects.
- These Standards of Practice are applicable to buildings with four or fewer dwelling units and their attached garages or carports.
B. General exclusions:
- The inspector is not required to perform any action or make any determination unless specifically stated in these Standards of Practice, except as may be required by lawful authority.
C. Inspectors are NOT required to determine:
- the condition of systems or components which are not readily accessible.
- the remaining life of any system or component.
- the strength, adequacy, effectiveness, or efficiency of any system or component.
- the causes of any condition or deficiency.
- the methods, materials, or costs of corrections.
- future conditions including, but not limited to, failure of systems and components.
- the suitability of the property for any specialized use.
- compliance with regulatory requirements (codes, regulations, laws, ordinances, etc.).
- the market value of the property or its marketability.
- the advisability of the purchase of the property.
- the presence of potentially hazardous plants or animals including, but not limited to wood destroying organisms or diseases harmful to humans.
- the presence of any environmental hazards including, but not limited to toxins, carcinogens, noise, and contaminants in soil, water, and air.
- the effectiveness of any system installed or methods utilized to control or remove suspected hazardous substances.
- the operating costs of systems or components.
- the acoustical properties of any system or component.
D. Inspectors are NOT required to offer:
- or perform any act or service contrary to law
- or perform engineering services.
- or perform work in any trade or any professional service other than home inspection.
- warranties or guarantees of any kind.
E. Inspectors are NOT required to operate:
- any system or component which is shut down or otherwise inoperable.
- any system or component which does not respond to normal operating controls.
- shut-off valves.
F. Inspectors are NOT required to enter:
- any area which will, in the opinion of the inspector, likely be dangerous to the inspector or other persons or damage the property or its systems or components.
- the under-floor crawl spaces or attics which are not readily accessible.
G. Inspectors are NOT required to inspect:
- underground items including, but not limited to underground storage tanks or other underground indications of their presence, whether abandoned or active.
- systems or components which are not installed.
- decorative items.
- systems or components located in areas that are not entered in accordance with these Standards of Practice.
- detached structures.
- common elements or common areas in multi-unit housing, such as condominium properties or cooperative housing.
H. Inspectors are NOT required to:
- perform any procedure or operation which will, in the opinion of the inspector, likely be dangerous to the inspector or other persons or damage the property or it’s systems or components.
- move suspended ceiling tiles, personal property, furniture, equipment, plants, soil, snow, ice, or debris.
- dismantle any system or component, except as explicitly required by these Standards of Practice
IAC2 Standards of Practice
1.0 SCOPE
1.1 The purpose of this standard is to provide standardized procedures to be used for a mold inspection. There are two types of mold inspections described in the IAC2 Mold Inspection Standards of Practice:
(1) Complete Mold Inspection (Section 2.0)
(2) Limited Mold Inspection (Section 3.0)
1.2 Unless the inspector and client agree to a limitation of the inspection, the inspection will be performed at the primary building and attached parking structure. Detached structures shall be inspected separately.
1.3 A mold inspection is valid for the date of the inspection and cannot predict future mold growth. Because conditions conducive to mold growth in a building can vary greatly over time, the results of a mold inspection (examination and sampling) can only be relied upon for the point in time at which the inspection was conducted.
1.4 A mold inspection is not a home (property) inspection.
1.5 A mold inspection is not a comprehensive indoor air quality inspection.
1.6 A mold inspection is not intended to eliminate the uncertainty or the risk of the presence of mold or the adverse effects mold may cause to a building or its occupants.
1.7 The scope of work may be modified by the Client and Inspector before and during the inspection process.
2.0 COMPLETE MOLD INSPECTION
2.1 The inspector shall perform:
- a non-invasive visual examination of the readily accessible, visible, and installed systems and components of the building (listed in Section 4.0 Standards of Practice)
- moisture, temperature and humidity measurements (refer to Section 4.8 Moisture, Humidity, and Temperature)
- mold samples according to the IAC2 Mold Sampling Procedures (refer to Section 5.0 IAC2 Mold Sampling Procedures)
2.2 The inspector shall report:
- moisture intrusion;
- water damage;
- musty odors;
- apparent mold growth;
- conditions conducive to mold growth;
- results of a laboratory analysis of all mold samplings taken at the building; and
- any system or component listed in Section 4.0 Standards of Practice that were not inspected and the reason(s) they were not inspected.
3.0 LIMITED MOLD INSPECTION
The limited mold inspection does not include a visual examination of the entire building, but is limited to a specific area of the building identified and described by the inspector. As a result, moisture intrusion, water damage, musty odors, apparent mold growth, or conditions conducive to mold growth in other areas of the building may not be inspected.
3.1 The inspector shall describe:
- the room or limited area of the building in which the Limited Mold Inspection is performed
3.2 The inspector shall perform:
- a limited non-invasive visual examination of the readily accessible, visible, and installed systems and components located only in the room or limited area (as described in previous Section 3.1).
- mold samples according to the IAC2 Mold Sampling Procedures (see Section 5.0 IAC2 Mold Sampling Procedures)
3.3 The inspector shall report:
- moisture intrusion,
- water damage,
- musty odors,
- apparent mold growth, or
- conditions conducive to mold growth; and
- results of a laboratory analysis of all mold samplings taken at the building
4.0 STANDARDS OF PRACTICE
4.1 Roof
I. The inspector shall inspect from ground level or eaves:
A. The roof covering.
B. The roof drainage system, including gutters and downspouts.
C. The vents, flashings, skylights, chimneys, and any other roof penetrations.
II. The inspector is not required to:
A. Walk on any roof surface.
B. Predict the service life expectancy.
C. Perform a water test.
4.2 Exterior and Grounds
I. The inspector shall inspect from the ground level:
A. The cladding, flashing and trim.
B. Exterior doors, windows, decks, stoops, steps, stairs, porches, railings, eaves, soffits and fascias.
C. The exterior grading surrounding the building perimeter.
D. Items that penetrate the exterior siding or covering materials.
II. The inspector is not required to:
A. Inspect underground drainage systems.
B. Window well drainage
C. Inspect defects not related to mold growth or moisture intrusion.
4.3 Basement, Foundation, Crawlspace, and Structure
I. The inspector shall inspect:
A. The foundation, basement, or crawlspace including ventilation.
B. For moisture intrusion
II. The inspector is not required to:
A. Operate sump pumps with inaccessible floats.
B. Inspect for structural defects not related to mold growth or moisture intrusion.
4.4 Heating, Cooling and Ventilation
I. The inspector shall inspect:
A. The air handler, circulating fan, and air filter.
B. The condensate pump.
C. Readily visible ductwork.
D. Representative number of supply and return air registers.
E. The central humidifier.
F. The central air conditioning unit.
II. The inspector is not required to:
A. Inspect the air conditioning coil if not readily accessible.
B. Inspect the condensate pan if not readily accessible.
C. Test the performance or efficiency of the HVAC system.
D. Inspect the interior of ductwork system.
4.5 Plumbing
I. The inspector shall inspect:
A. The readily visible main water line.
B. The readily visible water supply lines.
C. The readily visible drain, waste, and vent pipes.
D. Hot water source.
E. Fixtures such as toilets, faucets, showers and tubs.
II. The inspector is not required to:
A. Test the showers and tubs by filling them with water
B. Test whirlpool tubs, saunas, steam rooms, or hot tubs.
C. Inspect for plumbing defects that are not related to mold growth or moisture intrusion.
4.6 Attic, Ventilation & Insulation
I. The inspector shall inspect:
A. Insulation.
B. Ventilation of attic spaces.
C. Framing and sheathing.
II. The inspector is not required to:
A. To move, touch, or disturb insulation.
B. Inspect for vapor retarders.
C. Break or otherwise damage the surface finish or weather seal on or around access panels and covers.
4.7 Interior
I. The inspector shall inspect:
A. The walls, ceilings, floors, doors and windows.
B. The ventilation in the kitchen, bathrooms and laundry.
C. Whole-house ventilation fans
II. The inspector is not required to:
A. Inspect for interior defects that are not related to mold growth or moisture intrusion.
4.8 Moisture, Humidity, and Temperature
I. The inspector shall measure:
A. Moisture of any room or area of the building that has moisture intrusion, water damage, moldy odors, apparent mold growth, or conditions conducive to mold growth.
B. Humidity of any room or area of the building (at the inspector’s discretion).
C. Temperature of any room or area of the building (at the inspector’s discretion).
