Home Inspections

A home inspection provides a clear, objective overview of a property’s visible condition — helping buyers, sellers, and homeowners make informed decisions with confidence. Our inspections focus on understanding how the home is performing today and where attention may be needed going forward.

We complete a thorough visual assessment of the home’s major systems and components, including roofing, exterior and grounds, garage or carport, attic and crawlspace, structure, insulation and ventilation, electrical, heating and cooling, plumbing, and interior spaces. Every finding is documented in a detailed, easy-to-understand report delivered the same day.

We don’t just hand you a report and disappear. Your inspector will walk you through every significant finding at the end of the inspection, explain what it means and how it connects to the bigger picture, and remain available for questions long after you’ve taken possession. That’s the educator and ally side of what we do — and it’s included in every inspection we complete on the Sunshine Coast.

Buyer Inspection

A buyer inspection is one of the most important steps in the purchase process. It gives you a clear picture of the property’s condition before you finalize your decision — highlighting areas that may require maintenance, repair, or further evaluation.

Our buyer inspections are designed to reduce uncertainty and build genuine confidence. We don’t just identify issues — we explain what they mean, how they relate to each other, and what your options are. You’ll leave the inspection knowing the home, not just the report.

Seller Inspection

A pre-listing inspection allows sellers to understand their home’s condition before it goes to market. Identifying issues early gives you the opportunity to address concerns on your own terms — reducing the likelihood of surprises during a buyer’s inspection and supporting smoother, more confident negotiations.

Transparency builds trust, and a seller inspection is one of the most practical ways to demonstrate it. We’ll walk you through every finding and help you understand what matters most before your listing goes live.

Homeowner Inspection

You don’t have to be buying or selling to benefit from an inspection. Homeowner inspections provide a current snapshot of your property’s condition — whether you’ve just moved in or have lived there for years — and help identify maintenance needs before they become larger, more expensive problems.

Think of it as your ally checking in on the home. A homeowner inspection report supports long-term planning by identifying what needs attention now and helping you budget for what’s coming.

Indoor Air Quality

Indoor air quality testing focuses on evaluating airborne mold spores and fine airborne particulate matter (PM2.5) within the home. This type of testing is used to help determine whether mold spores are present in the indoor air at levels that may be unusual or elevated when compared to outdoor conditions, while also assessing levels of fine airborne particles that may affect overall indoor air quality and occupant comfort.

This service is specifically designed for mold-related air quality assessment and particulate evaluation and does not include VOC or chemical testing. Mold spore analysis and particulate testing are separate forms of assessment that may be performed individually or together depending on the services selected.

Air quality testing is often used when mold is suspected but not visible, when musty odours or air quality concerns are present, or when additional information is needed to better understand indoor environmental conditions.

Inspection

Air samples are collected using spore trap cassettes at selected indoor locations, along with an outdoor control sample for comparison. Environmental conditions at the time of sampling are also documented to provide context.

Depending on the services selected, particulate (PM2.5) measurements may also be taken at the time of inspection to assess levels of fine airborne particles within the home.

All samples are shipped via FedEx Priority Overnight to a certified and accredited indoor air quality laboratory for analysis.

Analysis

The laboratory analyzes each sample to identify the type and concentration of airborne mold spores present within the indoor environment.

Where particulate (PM2.5) testing is included, results also provide an indication of fine airborne particle levels within the home, helping to further characterize overall indoor air quality conditions at the time of testing.

Background debris is documented and graded based on its severity, as it may influence or impact the interpretation of mold spore results.

Indoor mold spore results are compared to the outdoor control sample to help determine whether levels appear normal, unusual, or elevated for each tested area.

Results

Laboratory results and a clear, easy-to-understand report are typically delivered within three business days. Results are presented by sample location, with overall findings summarized for clarity.

Where particulate (PM2.5) testing is included, results will also report measured fine particle levels as part of the indoor air quality assessment.

Questions related to specific mold types identified are handled directly by the laboratory. Laboratory support is included in the sampling fee, with access to their technical staff via a 1-800 support number. A follow-up call with your inspector is available upon request if further clarification is needed.

Mold Inspections & Testing

Mold can develop in many areas of a home, particularly where moisture is present. While not all mold is visible, conditions such as water intrusion, elevated moisture, or persistent musty odours can support its growth. A mold inspection focuses on identifying visible mold growth, moisture-related concerns, and conditions that may allow mold to develop.

Direct mold testing involves collecting surface or material samples from areas of concern and submitting them to an accredited laboratory for analysis. This helps confirm the presence and general classification of mold and supports informed decisions around remediation or further investigation.

Our approach is practical and measured. We’ll explain clearly what was observed, what the results mean, and what next steps — if any — make sense for your situation. No unnecessary alarm, just the information you need to move forward with confidence.

Mold Testing

We maintain courier and laboratory arrangements to ensure samples are handled efficiently and results are returned promptly. All direct mold testing includes laboratory results typically within three business days, FedEx Priority Overnight delivery to the laboratory, and 24-hour laboratory sample processing.

Limited Scope Mold Inspection

A limited scope mold inspection is typically reactive — focused on a specific area of concern. This service is well suited when visible mold is present or when there is a known issue such as a past leak or water intrusion.

We assess the identified area for moisture intrusion, water damage, musty odours, visible mold growth, and conditions that may support further development. Where appropriate, direct samples can be collected and submitted for laboratory analysis. We’ll walk you through the findings and explain what they mean in plain language.

Complete Mold Inspection

A complete mold inspection is generally proactive — a non-invasive visual assessment of readily accessible and visible areas throughout the home. We assess for moisture-related concerns, water damage, musty odours, visible mold growth, and conditions conducive to mold development, with temperature and humidity readings taken as part of the assessment.

If visible mold is identified, direct samples can be collected and sent to the laboratory for analysis. As with every service we offer, findings are explained clearly so you understand the condition of your home and what — if anything — needs to happen next.
