Indoor Air Quality Mold Testing

Evaluate airborne mold spores to better understand the air inside your home

When buying a home, it’s natural to focus on what you can see — layout, finishes, and overall condition. What’s often overlooked is the air you’ll be breathing every day. Indoor air quality, and the presence of airborne mold spores, can influence comfort, health, and overall livability.

This is especially relevant in coastal areas like the Sunshine Coast, where elevated humidity is common.

At Examina Inspections, indoor air quality mold testing is one of the many services we offer to help clients better understand the homes they are buying or living in. It reflects the care, thoroughness, and clear communication that contribute to our reputation as the Gold Standard for home inspections on the Sunshine Coast.

Is indoor air quality mold testing right for you?

If you’re unsure, we’re always happy to talk through your situation before testing is performed.

This service is often helpful when:

  • Mold is suspected but not visible

  • You want more information about indoor air conditions

  • The home has a history of high humidity

  • Health or sensitivity concerns are present

  • Additional context is desired alongside a home inspection

It may not be the right fit if:

  • Visible mold is already present (surface or bulk testing may be more appropriate)

  • Chemical or VOC testing is required

  • An invasive investigation is expected

Why indoor air quality mold testing matters

Indoor air quality plays a direct role in how a home feels to live in, day to day. While mold spores are naturally present in the environment, problems can arise when indoor levels become elevated or differ significantly from outdoor conditions. Because mold is not always visible, air sampling can provide important insight into conditions that may not be apparent during a visual inspection alone.

Indoor air quality mold testing is often used to help answer practical questions about a home, including:

Understanding everyday exposure
The air inside a home is shared by everyone who lives there. Elevated airborne mold spores may contribute to respiratory irritation, allergy-like symptoms, or general discomfort, particularly for individuals with asthma, sensitivities, or compromised immune systems. Testing helps place indoor air quality into context so informed decisions can be made.

Clarifying unknown conditions
A home may appear clean and well maintained, yet still have elevated airborne mold spores due to factors such as past moisture events, ventilation patterns, or seasonal conditions. Air sampling helps identify when further attention may be warranted, even when no visible mold is present.

Supporting informed real-estate decisions
For buyers, indoor air quality mold testing can provide additional information when evaluating a property. Results may help guide discussions with sellers, support further evaluation, or simply provide reassurance that indoor conditions appear typical for the home and location.

Providing context alongside a home inspection
Air quality results are most meaningful when considered alongside the findings of a standard home inspection. Together, they help create a clearer overall picture of the home’s condition without relying on assumptions.

Peace of mind moving forward
When results fall within expected ranges, testing can provide confidence that indoor air conditions are consistent with expectations for the season and environment. When results are elevated, having clear data helps guide appropriate next steps.

Indoor air quality mold testing is not about predicting health outcomes or diagnosing problems. It is about gaining clarity, understanding current conditions, and making informed decisions based on reliable information.

How the process works

9

1. Inspection & sampling

Air samples are collected using spore trap cassettes at selected indoor locations. An outdoor control sample is also taken for comparison. Environmental conditions at the time of sampling are documented to provide important context.

9

2. Laboratory analysis

  • All samples are shipped via FedEx Priority Overnight to a certified and accredited indoor air quality laboratory.

9

3. Results delivery

Laboratory results are typically returned within three business days and presented in a clear, easy-to-understand report.

Understanding your results

Laboratory analysis identifies:

  • The genus and concentration of airborne mold spores

  • Common background debris typically found in air samples

  • How indoor samples compare to the outdoor control

Results are presented by sample location, with overall findings summarized for clarity. Questions related to specific mold types identified are handled directly by the laboratory, with support included in the sampling fee. A follow-up call with your inspector is available upon request.

Standard indoor air quality mold testing identifies the genus of airborne mold spores, not the specific species. Genus-level identification is widely used in air sampling and is typically sufficient for evaluating indoor air quality conditions and comparing indoor results to outdoor levels.

Species-level identification is an optional service and can be requested when additional detail is needed. This additional analysis involves further laboratory testing, carries an added cost, and typically requires 7–10 business days to complete.

If you are interested in species identification, please reach out to your inspector for more information, pricing, and to determine whether this level of analysis is appropriate for your situation.

Our commitment

At Examina Inspections, our commitment is to provide clear, accurate, and practical information that helps homeowners and buyers understand the homes they live in or are considering purchasing. Indoor air quality mold testing is one of the many services we offer to support informed decision-making — not to create concern or uncertainty.

We take a measured, professional approach to indoor air quality testing. That means clearly defining the scope of testing, explaining what the results do and do not indicate, and ensuring clients understand how air sampling fits within the broader context of a home inspection. Our goal is clarity, not speculation.

We work closely with accredited laboratories, rely on established testing methods, and present results in plain language whenever possible. When questions arise, we help direct clients to the appropriate technical resources while remaining available to discuss how the findings relate to the overall inspection.

Above all, our commitment is to transparency, consistency, and professionalism. By setting clear expectations and providing thoughtful guidance, we aim to give our clients the confidence they need to move forward — whether that means monitoring conditions, seeking further evaluation, or simply having peace of mind about the air inside their home.
